When lenders agree to do a short sale on a property, it means the lender is accepting less than the total amount owed on the property. The seller / homeowner have to show proof why they can no longer sustain their property and their current monthly mortgage. Typically the short sales process will start once an offer is received on the property.
The offer is then presented to the lien holder for approval of a short sale. The short sales process is typically a very long process and the average time span to close on this type of property will range from 3-6 months. Once the Lien holder approves a short sale, the buyer can purchase the property with a clear title free of any liens including taxes, water and sewer bills paid up to the date of closing.
By doing a short sale the seller’s credit isn’t harmed as much as when there is a foreclosure or bankruptcy. If the seller can maintain a stable credit history and show proof that their income is stable within one and half to two years they may be able to purchase another home.
