Buying Your First Home

Buying your first home can be one of the most exciting and memorable times of your life. In addition to providing the safety and security of home ownership, buying a home makes great financial sense. Not only can you deduct home mortgage interest and property taxes from your federal income tax returns, you will be building up the equity in your home. When the value of your home increases, so does your equity. For this reason, your first home can become one of the best investments you ever make. In Rhode Island, house prices have appreciated above national averages for the past 10 years.

If you plan to buy a home soon, you will need to start looking ahead towards the future. You need to start envisioning what you would like to have in your dream home. The next step is to develop a detailed checklist of the home you hope to find. Make two columns and label one “Need to Have” features and the other “Nice to Have” features. Be specific. Include architectural style, number of bedrooms and baths, location, lot sized and other special requirements. Then number your preferences in order of greatest importance to you.

Make sure you bring your checklist with you when you visit the EXIT Team Realty office. One of our experienced associates will sit down with you and listen to all your needs and requirements. They will enter your requirements into the Multiple Listing Service (MLS) system, from the results of their search, they will be able to compile a list of homes that best meet your needs and wants.

Keep in mind you probably won’t find everything on your checklist in one home. However, use your imagination and envision it with a few subtle changes; such as a different color of paint, different lighting, or a fireplace. With these small changes you could turn it into the house you always dreamed of.
